- Painted surfaces in a property build before 1978
- Paint chips, paint like dust or debris on floors, windows or surfaces
- Children occupants under the age of six
- Renovation or repair
- Property sale or purchase
- Multi-unit dwelling or child occupied facility
- Occupants with elevated Lead blood levels
Listed above are just some of the reasons why you may need a Lead Based Paint (LBP) survey. If your property was built prior to 1978 it is likely to contain building components painted with harmful Lead based paint. In some residential structures, federal, most state, and some local laws require that Lead based painted building components be regularly inspected and tested prior to any removal or disturbance; including but not limited to activities involving renovation, repair, demolition, water, mold, sewage or fire damage mitigation and restoration.
Ingesting or inhaling Lead based paint can result in Lead poisoning. Children are most susceptible because they often breathe the air where paint dust settles and they sometimes chew painted surfaces in a home. Children exposed to Lead can suffer from disabilities and lowered I.Q. scores, hearing loss, behavioral problems, and even death. Furthermore, adults can also be victims of the dangerous effects of Lead; suffering from reproductive problems, high blood pressure, and nervous system damage.
ENVIROCHECK Lead services will help you make informed property decisions to help ensure your family health, safety and property value.
Every year ENVIROCHECK performs thousands Residential and Commercial Lead surveys for Homeowners, Property Managers, Real Estate Transactions, Government Municipalities, Schools, Hospitals, Insurance Companies, Construction Companies and for Litigation Support.
ENVIROCHECKLead Surveys most often fall into three categories depending on the purpose of the inspection, i.e. Lead based paint inspections, risk assessments or clearances. Inspections and risk assessments are used to identify the presence of Lead based paint and hazards, clearances are used to confirm the absence or abatement of a Lead based paint hazard. A brief phone interview will allow us to determine the proper service, approach and equipment needed for the job. The inspections can include review of prior inspection reports, visual building inspection and documentation of painted components, testing painted components, horizontal surfaces, soil and sometimes even water. Our licensed consultants collect samples in accordance with federal, state and local guidelines and submit them with proper documentation to an accredited and certified Lead laboratory for analysis and quantification.
Every Lead survey is documented in a report that may describe:
Background Purpose and Scope |
Questionnaire Information |
Visual Observations |
Definition of Terms |
Sampling Methods |
Conclusions |
Laboratory Results & Procedures |
References |
If necessary, the Lead survey report will include recommendations for interim controls or the abatement of Lead hazards.
Clearance surveys performed after renovation or abatement of Lead hazards are documented in a report with clearance evaluation for areas when Lead levels are found below regulatory limits.
ENVIROCHECK has an accredited and certified in-house asbestos laboratory, has earned laboratory EPA NLLAP (National Lead Laboratory Accreditation Program) accreditation in Lead analysis, and employs consultants that are licensed to perform Lead surveys.
